Real Estate related fraud is one of the topics I am starting to cover now.
The volume of minutia I've waded through in the past 12 months with Bankers, Loan Officers, Underwriters, Appraisers, Home Inspectors, Loan Processors, Title Companies, Real Estate Agents, Real Estate Brokers, Landlords and neighbors at my investments properties is gobsmacking.
While there are other far larger stories to cover, Scott's claims and behavior are a good place to start. They will make for a good warm up.
My next step on this website will be to highlight key emails and key text from the emails from the library below. (already done now...)
Before or after that I will be posting some or all of the email dialogue I had with Scott recently. (pending...)
I'd suggest you all read through these emails to refresh yourselves if you haven't already. At this point you may want to ask your Attorney about any liability you may have exposed yourself to. My guess is that taking responsibility for your actions and pro-actively seeking to rectify all this will be a far better approach, but the choice is yours.
My first goal is to protect my investment in my property. I need to put myself first now since you all have been unable to respect me as a worthy peer.
My second goal is to assist my new neighbor with understanding any and all details about the property they just purchased that may not have been conveyed in an accurate manner.
My third goal will be to help my new neighbor identify exactly what items were never addressed properly on 629 S. Paca St during Scott's ownership.
My fourth goal will be to help my neighbor get those repairs done to protect their own interests as well as my own with funds from Scott.
Scott. During your tenancy you had help from everyone around you and you acknowledged very little of it. Then, you left a property for your mom to maintain for you with my help and that of others I know. We weren't maintenance guys but in order to keep my property together we played that part for you all.
No need to take my word for it. It's all in writing. Money was something you all had and it was the only thing you all didn't want to part with to rectify the larger deferred maintenance items. That has affected me to the tune of $1000's in lost rent and refunds. Your mom even stated she hated doing that with your properties but not once did you all offer to reimburse me for my losses due to your property foibles? You all were made aware of that and did nothing to compensate. I played along hoping you all would get better with time. Unfortunately, that didn't happen, so it's time to take a different approach.
